Gray’s Residential's "Let Only" service typically includes the following:


  • Property Valuation:

    An assessment to determine the appropriate rental value of the property.


  • Marketing:

    Advertising the property on major rental platforms and through their own channels to attract potential tenants.


  • Tenant Sourcing:

    Finding and vetting suitable tenants, including background and credit checks, referencing, and income verification.


  • Tenancy Agreement:

    Drafting and signing a legally binding tenancy agreement between the landlord and tenant.


  • Inventory:

    Conducting an inventory check to document the condition of the property at the start of the tenancy.


  • After securing a tenant, Gray’s Residential would typically hand over the ongoing management to the landlord, as the "Let Only" service does not include monthly rent collection, property management or maintenance.
