What does change is who manages the day-to-day relationship, collects rent, and handles maintenance; and communicating this clearly to your tenant is both a legal requirement and simply good practice.
Notify Your Tenant Properly
Under the Landlord and Tenant Act 1985, you are legally required to provide your tenant with written notice of any change to the name and address of the person or company managing the property. The Documentation Handover
A smooth transition depends on your outgoing agent providing a full handover of all documentation. This should include the tenancy agreement and any addenda, deposit registration details and the relevant protection scheme certificate, gas safety certificates, electrical installation condition reports, EPC, inventory and check-in report, rent payment history, and any open maintenance issues or ongoing correspondence with the tenant.
Your outgoing agent is obligated to provide this documentation. Most do so without issue, but it is worth requesting it formally and in writing to ensure nothing is missed.
